Policies / House Rules / Rental Agreement
* A hot breakfast is served each morning at 8 a.m. inside of lodge.
* Reservations can be secured with valid credit card. We accept payment by credit card (Visa or MasterCard) or cash.
* 72 hour Cancellation policy applies. A $25 fee will be charged or 100% of the reservation if cabin cannot be filled.
* Rates are subject to change.
* Rates are per night based on double occupancy.
* Check in time from 3:00 – 7:00 PM. Please call ahead if you will be delayed.
* Check out time 11:00 AM.
* No smoking in any buildings and only with care outside to prevent forest fires.
* Quiet hours are 10pm to 6pm.
* Your pet is also our guest. All pets at the lodge must be registered with prior approval. Pets must be free of fleas, ticks, or other pests and current on vaccinations. Do not leave your pet unattended in your guest room. Your pets must also be leashed at all times outside of your guest room. A dog in an unfamiliar environment may occasionally bark. Please quiet an excited pet as soon as possible. You may be required to leave if repeated barking complaints are received from other guests. Pets are not permitted in the MAIN LODGE, DINING AREA, or SAUNA ROOM. These exclusions do not apply for service animals. Service animals must be wearing their service vest for admittance. Please clean up after your pet and dispose of waste properly and in a timely manner. There is a $20 non-refundable pet fee per pet per night. This fee will be charged to your account prior to checkout. We also reserve the right to refuse housing to any dog at our sole discretion for any reason. Other pets are considered on a case by case basis and are accepted at the discretion of the management team.
* In the event of damage, loss, smoking, or excessive cleaning, we reserve the right to charge your credit card with the amount appropriate to the situation up to the amount of your stay.

*SAMPLE* RENTAL AGREEMENT
Log Cabin Wilderness Lodge, LLC
This Rental Agreement ("Rental Agreement") by and between Log Cabin Wilderness Lodge, LLC (“LOG CABIN WILDERNESS LODGE, LLC”), and
________________________________________________ (“Guest”). Upon payment for this rental, this Agreement becomes active and binding. The parties agree as follows:
PREMISES. LOG CABIN WILDERNESS LODGE, LLC rents to Guest the Log Cabin Wilderness Lodge Cabin # _________________________________ (the "Premises").
TERM. The Guest will have full control and use of the Premises beginning on arrival date of __________________________ 20________at ___________________pm and will terminate at ____________________ on the departure date of _______________________, as described on your Booking.
POSSESSION. Guest shall be entitled to possession on the first day of the term of this Rental Agreement, and shall yield possession to LOG CABIN WILDERNESS LODGE, LLC on the last day of the term of this Rental Agreement, unless otherwise agreed by both parties in writing. At the expiration of the term, Guest shall remove its goods and effects and peaceably yield up the Premises to LOG CABIN WILDERNESS LODGE, LLC in as good a condition as when delivered to Guest, ordinary wear and tear excepted.
USE OF PREMISES/NON-DISTURBANCE. Use of premises is strictly limited to private residential vacation activities only. No part of the property may be used for any kind of trade or business purpose by either the Guest, or family members, or guests. Guest must vacate the property and return it in proper condition and without any property damages. Guest must use all appliances and other technical installations of Property with proper care and diligence. Improper or careless use of appliances and/or damages to these will be charged to Guest. Guest shall maintain the premises in a clean and sanitary condition and not disturb surrounding residents or the peaceful and quiet enjoyment of the premises or surrounding premises, and shall abstain from using fireworks. Any damage to the property resulting from the negligent use of the property, improvements thereon, appliances and fixtures shall be charge to Guest. Any breach of the peace or quiet enjoyment of other guest will result in immediate termination of occupancy without refund.
OCCUPANTS. No more than _______ person(s) may occupy the Premises overnight at any one time unless the prior written consent of the LOG CABIN WILDERNESS LODGE, LLC is obtained. All guests over the age of two (2) are counted towards the maximum. Any party falsely representing the number of people, or exceeding the maximum may be subject to immediate termination of occupancy without refund.
OBEY LAWS/NOISE. Guest shall behave in a civilized manner, and respect all City, State and Federal Laws. Guests shall not create excessive noise or disturbances. Any violation of this section shall result in immediate termination of the tenancy, without refund. Further, Guest agrees to all policies, house rules, and provisions of the Log Cabin Wilderness Lodge.
MAINTENANCE. Guest shall maintain the premises in a good and clean condition. Any repair and maintenance problems must be brought to LOG CABIN WILDERNESS LODGE, LLC's attention within six (6) hours of occupancy or occurrence, or Guest will be held liable for all such damages or repairs. Appliance malfunctions or service requests will be responded to as quickly as possible. There will be no rebates or refunds issued to Guest for any reason as every good faith effort is made to insure the property is maintained to highest standards.
FIREARMS. No firearms shall be allowed on the property.
WILDERNESS SAFETY AND WILDLIFE. By accepting this reservation, it is understood that this is a remote wilderness location and that wild animals inhabit this area. Some of these animals are dangerous, and guest assumes all responsibility and precautions to ensure his or her safety, including the safety of his or her family members and guests.
ASSUMPTION OF RISK AND INDEMNIFICATION. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use and occupancy of the premises or others whom they invite to use the premise. All guests assume responsibility for injury and or death of themselves, their family members, and their guests at the Premises, including his or her property, while at or using the Premises.
Guest accepts this risk for themselves and their guests, and at all times will indemnify and hold harmless LOG CABIN WILDERNESS LODGE, LLC, its members, agents, affiliates, and the and the property owner(s) from all losses, damages, liabilities and expenses which can be claimed against LOG CABIN WILDERNESS LODGE, LLC and/or the property owner(s) for any injuries or damages to any person or their property, including death, in relation to the guest, his or her family, and their invitees use of the premises.
LOST ITEMS/LIABILITY/RISK OF LOSS: LOG CABIN WILDERNESS LODGE, LLC is not responsible at any time for any items left at the Premises. If items are found, returns will be held at or returned to you at cost plus a handling fee, not to exceed $25.00. Guest is aware and understands that neither LOG CABIN WILDERNESS LODGE, LLC nor the property owner is responsible or liable for any of Guest’s, or their invitees, personal property present on Premises. All Guests’ and their invitee personal property shall be at the risk of the Guest. Owner thereof and LOG CABIN WILDERNESS LODGE, LLC shall not be liable for any damage to said personal property of the Guest or its invitees arising from criminal acts, wildlife, fire, storm, flood, rain or wind damage, or acts of negligence.
SMOKING. Smoking (including vaping), of any substance, is strictly forbidden inside the Premises. Smoking is only allowed “outside" and all smoking waste must be properly disposed of. Evidence of smoking inside the Property will result in immediate eviction and forfeiture of all amounts paid, including but not limited to the security deposit, and will result in additional Cleaning Fee charges to Guest as Excess Damage Cost and will be charged against the credit card on file or Guest's security deposit at LOG CABIN WILDERNESS LODGE, LLC's election.
CLEANING. Daily housekeeping service is not provided. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. The property will be inspected and cleaned after departure. The rental fee includes laundry service for the towels and linens. Guest is required to leave the property in the same general condition that it was received in. A $75 per hour cleaning rate will be charged for extra needed cleaning.
PETS. Guest is responsible for any property damage, cleaning costs, personal injury, pest control, or noise disturbance caused by Guest’s pet. Guest agrees to indemnify and hold harmless LOG CABIN WILDERNESS LODGE, LLC, its members, agents, affiliates, and the property owner(s), for any claim, demand, or judgment associated in any way with damages attributable to Guest’s pet. LOG CABIN WILDERNESS LODGE, LLC reserves the right to charge Guest’s account commensurate with the estimated cost of such damages.
ACCESS BY LOG CABIN WILDERNESS LODGE, LLC TO PREMISES. Subject to Guest's consent (which shall not be unreasonably withheld), LOG CABIN WILDERNESS LODGE, LLC shall have the right to enter the Premises to make inspections and provide necessary services. As provided by law, in the case of an emergency, LOG CABIN WILDERNESS LODGE, LLC may enter the Premises without Guest's consent.
CASUALTY OR DESTRUCTION/PANDEMIC. (a) Should the Property be destroyed or rendered uninhabitable by an Act of God (including, but not limited to, hurricanes, storms, floods or fires), or by environmental disaster, or loss of utilities prior to occupancy by Guest, this Agreement shall become null and void, and all payments made hereunder shall be refunded to Guest. (b) Should the Property be destroyed or rendered uninhabitable as above during occupancy, reimbursement on a pro-rated basis will be made. No refunds will be made for power or internet outages or pandemic related purposes.
ATTORNEY’S FEES/GOVERNING LAW. In the event any dispute arises under this Lease between LOG CABIN WILDERNESS LODGE, LLC, its agents, affiliates, or property owner and Guest, family members, or its invitees to the Premises, the prevailing party in such litigation shall be entitled to collect reasonable costs and attorney’s fees. Venue shall be in Superior Court located in Alaska, and this Lease shall be governed by the laws of the State of Alaska.
CUMULATIVE RIGHTS. The rights of the parties under this Rental Agreement are cumulative, and shall not be construed as exclusive unless otherwise required by law.
I have read, agree to, and accept the conditions and policies set forth in this Rental Agreement. Acceptance by facsimile, DocuSign, or verified email signature shall constitute valid binding acceptance of this Rental Agreement.
